Northeast Oklahoma City Grocery Store Location Analysis

In August 2005 the team of RW Ventures and The Kilduff Company, LLC were Commissioned by the Greater Oklahoma City Chamber and the City of Oklahoma City to determine the feasibility of new retail development in the Northeast Oklahoma City neighborhood (“Northeast OKC”). That study revealed clearly that there was sufficient unmet demand to support additional retail and specifically a full service grocery store. The essence of this study is to recommend the best specific location, type and size of grocer that would thrive in the Northeast Oklahoma City neighborhood. Additionally, we are to recommend the steps necessary to attract a retailer to the site.

Downtown Oklahoma City Grocery Store Location Analysis

The Kilduff Company, LLC has been commissioned by the Greater Oklahoma City Chamber of Commerce in partnership with The City of Oklahoma City, and Downtown Oklahoma City, Inc. to determine the feasibility of a downtown grocery store in Oklahoma City. Furthermore, we will determine what type of grocery store would be the most viable option for the downtown area, recommend the best location and size, and the steps necessary to attract a grocer to the site.

Burleigh Triangle Market Analysis
Wauwatosa, Wisconsin

The Kilduff Company, LLC was commissioned as a member of the planning team to analyze the Subject Site and determine the Trade Area. Additionally we were to identify the types of redevelopment opportunities that, from a Developer’s point of view, exist for the Site. The primary goal was to analyze these uses and recommend the type and quantity of the uses will work, from a Market Perspective, in the redevelopment of this Site.

While the Subject Site is at the Northeast Corner of the intersection of USH 45 and Burleigh Street, for the purpose of this study, we have elected to use the center of the Mayfair Mall Retail District as the center of our Trade Area for Market Analysis work.

This is because of the enormous drawing power of this district. While the site has excellent visibility and access to the Interstate Highway system, the superior attraction power of the Mayfair Mall Retail District is seen as the main traffic and demand generator.

Revitalization Strategy for the Fiesta Mall Super-Regional Retail District
Mesa, Arizona

The International Economic Development Council (IEDC) had been retained by the City of Mesa, Arizona to develop a strategy for reinventing the Fiesta Mall super-regional retail district to sustain a significant retail presence. IEDC has examined ways to reposition the district to compete effectively with current and proposed retail within its primary and secondary trade area. Having served as the city’s retail flagship since its construction in 1979, Fiesta Mall is now under significant competition from the construction of new retail centers nearby, and from changing demographics in the immediate area. As a result, retail sales at Fiesta Mall have dramatically declined, and it is now difficult to attract top-tier stores and today’s best retailers into the mall area.

This July 2002 report is a summary of a discussion of the challenges and recommendations for improving the process of retail development in underserved, urban markets. It was co-written by the International Council of Shopping Centers and Business for Social Responsibility.
