For over 30 years, The City of Trotwood Ohio has been identified with the first enclosed mall built in metro Dayton. In recent years the Salem Mall has fallen on hard times and, like many communities, Trotwood was faced with a deteriorating commercial district and the associated loss of tax base and community. In 2000 the newly elected Mayor and City Council committed to reclaiming the community investment in this project and began laying the groundwork for the redevelopment of their community.
In June of 2003 The Kilduff Company was enlisted to serve as Development Manager for Trotwood to review the status of the effort and determine the next steps in the project. After a review of previous work and a study of the viability of the marketplace, we developed a strategy as well as an implementation plan.
The objective of the plan is: revitalize and redevelop the Salem Mall site as a catalyst to stabilize the existing commercial district and the corridor to the west along Salem Avenue, and, begin the rebuilding of the commercial district to the south and east of the mall site.
The Master Plan for the 90 acre mixed use redevelopment of the site is in place. Retail will be an important component of the project, but office, municipal and residential uses will be included in the completed project. Future phases, already in planning, will include hospitality, entertainment and educational uses. |
